An institutional platform deploying capital across build-to-rent, multifamily, hospitality, and mixed-use, backed by fourteen years of operator-led execution and the team that built NexMetro Communities into one of the largest BTR programs in the country.
Iridius Capital exists to build a real estate investment platform that does more than deliver returns, by pairing institutional underwriting discipline with the entrepreneurial conviction to build, own, and operate every asset we acquire across fourteen years and more than $3 billion in capital deployed.
Every acquisition is underwritten against institutional standards, operated by the same team that underwrote it, and measured across the full life of the investment rather than the first marketing cycle.
Limited partners receive ongoing asset management reporting across the investment life cycle, with the same cadence and the same level of detail whether the market is cooperating or not.
Capital partners, community stakeholders, and operating teams are treated as long-term relationships built on trust and mutual respect, because the platform only works if the people inside it are still partnered with us ten years from now.
Iridius deploys institutional capital across three sectors with durable demand drivers and Sunbelt-anchored growth, operated by the same team that underwrites the acquisition.

Iridius Capital was established in 2011 to deploy the Jaggi Family Office's real estate capital alongside institutional and accredited partners, drawing on a career that began with building what became the largest privately held mortgage bank in the United States.
Since inception, G.S. Jaggi has overseen more than $3 billion in real estate acquisitions and developments across build-to-rent, multifamily, hospitality, and mixed-use, and still personally signs off on every acquisition the firm closes before it reaches the LP group.
G.S. is also the founder and a board member of NexMetro Communities, which has developed more than 12,000 build-to-rent units across 60 communities since 2009, and that operator heritage is the spine of how Iridius underwrites, builds, and owns today.
Iridius Capital is currently accepting subscriptions from accredited investors into its Sunbelt build-to-rent, multifamily, and mixed-use strategy, structured under Reg D 506(c).
Target returns and minimums are indicative of current sponsor offerings and are confirmed on the partner briefing call. For accredited investors only.
